Certificate of Zoning Compliance
As part of our ongoing articles to educate our current and prospective clients we briefly explain "Certificate of Zoning Compliance".
No building or structure (even a part of it) can be constructed, reconstructed, extended or structurally altered until an Application for a Certificate of Zoning Compliance has been approved. The Zoning Compliance certificate ensures that your plan and/or proposed structure is correctly zoned for the proposed business use and meets all provisions of the zoning rules and ordinances within the site area.
Every municipality and local office has different rules to obtain this certificate. Some locations require that one must submit certain permits and all pertaining documents at the time of applying for the "Certificate of Zoning Compliance". Collecting these documents and having the updated locale information needed to apply for the Zoning Compliance certificate can take a lot of time and resources. Here are a few examples in Illionois, Ohio and Iowa:
- City of Newton, IL requires that businesses submit a "Site Plan" along with the application. Newton, Illinois Certificate of Zoning Compliance Application
- City of Columbus, Ohio mandates that businesses submit a "Site Plan" and an "Erosion and Sediment Control Plan". Columbus, Ohio Certificate of Zoning Compliance Application
- City of Washington, IA requires a "Site Plan". A Well & Septic System review from the County Environmental Department is needed if the building project requires a new or additional septic treatment. Also if a new driveway entrance is required - you would need a secondary roads access form as well from the County Engineer's Office. Washington, Iowa Certificate of Zoning Compliance Application
